Why should I buy title insurance?

Title insurance can provide protection over "hidden hazards" that even most diligent title search may never reveal.  For instance things such as vehicular access, paying damages for forced removal of structures.  If you are financing your purchase, your lender will require you to purchase a Lender's policy and a lender policy would only cover the lender's loss.  To insure that your equity is protected an Owner's policy should be purchase.
